Introducers of Home Information Packs for property sales
Home Information Packs (HIPs) are designed to smooth the selling and buying process of domestic properties, which can be a stressful event for both parties.
The HIP brings together key information needed by buyers and sellers at the very start of the buying and selling process, and ensures that important information about improving the energy efficiency of homes is made available every time a property is sold.
For sellers, the provision of a HIP upfront should reduce the possibility / likelihood of disappointing failures once the process has started.
For the buyers, the HIP provides essential information about the property they are interested in buying.
The following compulsory documents must be included in the HIP:
- HIP Index
- EPC
- Sale statement (basic information about the property, e.g. address; freehold / leasehold / commonhold; registered / unregistered; vacant possession or not)
- Standard searches (local land charges register; local authority records – planning decision, and road building proposals; drainage and water services)
- Evidence of title (proof of ownership and the seller has the right to sell)
- Additional information for leasehold and commonhold sales, where appropriate
